1. Introduction

These Terms and Conditions ("Terms") govern your access to and use of the Student Bubble website, mobile application, and related services (collectively, the "Platform"), operated by Student Bubble Ltd ("Student Bubble", "we", "us", or "our"), a company registered in England and Wales.

By registering for an account, using the Platform, or clicking to accept these Terms, you confirm that you have read, understood, and agree to be bound by them. If you do not agree, you must not use the Platform.

These Terms apply to all users, including students, postgraduate and doctoral researchers, university staff, landlords, letting agents, and property management companies.

2. Eligibility and Account Registration

You must be at least 18 years old to create an account. By registering, you confirm that the information you provide is accurate, current, and complete, and that you will keep it updated.

Student accounts are available to individuals who are currently enrolled at, employed by, or otherwise affiliated with a recognised UK university or higher education institution. Letting agent and landlord accounts are available to businesses and individuals operating lawfully as property providers in the UK.

You are responsible for maintaining the confidentiality of your account credentials. You must notify us immediately at legal@studentbubble.co.uk if you suspect any unauthorised access to or use of your account. We are not liable for any loss arising from unauthorised use of your credentials.

You may not create more than one account per person or impersonate any other individual or entity.

3. Rental Passport

The Rental Passport is a verified profile that students, postgraduates, researchers, and university staff can build on the Platform to support rental applications. It may include personal details, references, identity verification documents, and accommodation preferences.

Identity verification is carried out directly by Student Bubble using the documents you submit. You authorise us to process those documents for the purpose of verifying your identity and eligibility.

Information in your Rental Passport is shared with landlords and letting agents only where you have expressly consented to do so. You may withdraw consent at any time, though withdrawal may limit your ability to use certain Platform features.

You are solely responsible for ensuring that the documents and information you submit are genuine and accurate. Submitting false or misleading information may result in immediate account suspension and referral to the relevant authorities.

4. Property Listings

Property listings on the Platform are provided by verified landlords and letting agents ("Providers"). Student Bubble does not own, manage, or let any properties and is not a party to any tenancy agreement formed through the Platform.

All Providers must complete our verification process before listing properties. Verification does not constitute an endorsement by Student Bubble, and we do not guarantee the accuracy, completeness, or fitness for purpose of any listing.

You acknowledge that the rental market is dynamic and that listing information (including price, availability, and property details) may change. You should always verify key details directly with the Provider before committing to any agreement.

Student Bubble reserves the right to remove any listing that we reasonably believe is misleading, fraudulent, or in breach of these Terms or applicable law.

5. Flatmate Pool and Room Listings

The Flatmate Pool and List a Room features allow verified users to connect with others seeking accommodation or housemates. Participation requires a Rental Passport.

Before contact details are exchanged, each party sees only anonymised profile information (first name, passport score, university affiliation, and preferences). Full contact details are shared only where both parties have mutually agreed to proceed.

You are responsible for ensuring that any subletting or occupancy arrangement you enter into complies with your tenancy agreement and applicable law. Student Bubble does not verify whether a user has authority to sublet their property and accepts no liability in connection with subletting disputes.

6. Acceptable Use

You agree to use the Platform only for lawful purposes and in a manner that does not infringe the rights of others. You must not:

• Upload or share content that is fraudulent, defamatory, obscene, discriminatory, or otherwise unlawful. • Misrepresent your identity, affiliation, or the properties you list. • Use automated tools, scrapers, bots, or scripts to access or collect data from the Platform without our express written permission. • Attempt to gain unauthorised access to any part of the Platform or its underlying systems. • Use the Platform to send unsolicited commercial communications or spam. • Post fake reviews or misuse the messaging system. • Engage in any conduct that could damage, disable, or impair the Platform.

We reserve the right to suspend or terminate accounts that breach these rules, without prior notice where the breach is serious.

7. Intellectual Property

All content on the Platform, including text, graphics, logos, software, and data compilations, is owned by or licensed to Student Bubble and is protected by UK and international intellectual property law.

You are granted a limited, non-exclusive, non-transferable licence to access and use the Platform for its intended personal or business purposes. You may not reproduce, distribute, modify, or create derivative works from any Platform content without our prior written consent.

By submitting content to the Platform (including property photos, descriptions, and profile information), you grant Student Bubble a royalty-free, worldwide licence to use, display, and distribute that content in connection with the Platform's operation.

8. Disclaimers and Limitation of Liability

The Platform is provided "as is" and "as available". To the fullest extent permitted by law, Student Bubble makes no warranties, express or implied, regarding the accuracy, reliability, or suitability of the Platform or any content on it.

Student Bubble is a technology platform and does not provide legal, financial, or tenancy advice. Nothing on the Platform constitutes a recommendation to enter into any tenancy agreement, and you should seek independent professional advice before doing so.

To the fullest extent permitted by applicable law, Student Bubble's total liability to you for any claim arising out of or in connection with these Terms or the Platform (whether in contract, tort, or otherwise) shall not exceed the greater of: (a) the total fees paid by you to Student Bubble in the twelve months preceding the claim; or (b) £100.

Nothing in these Terms limits or excludes our liability for death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, or any other matter that cannot be excluded or limited by English law.

9. Third-Party Services

The Platform integrates with third-party services including, but not limited to, Clerk (authentication) and payment processors. Your use of those services is subject to their respective terms and privacy policies, and we are not responsible for their acts or omissions.

Links to external websites are provided for convenience only. Student Bubble does not endorse and has no control over the content of any third-party site.

10. Termination

You may close your account at any time by contacting us at legal@studentbubble.co.uk. Upon closure, your access to the Platform will cease and your personal data will be handled in accordance with our Privacy Policy.

We may suspend or terminate your access to the Platform at any time if we reasonably believe you have breached these Terms, if required by law, or to protect the security or integrity of the Platform. Where possible, we will give you advance notice of termination and an opportunity to remedy any breach.

11. Governing Law and Disputes

These Terms are governed by the laws of England and Wales. Any dispute arising out of or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts of England and Wales, unless you are a consumer residing in Scotland or Northern Ireland, in which case you may also bring proceedings in your local courts.

12. Changes to These Terms

We may update these Terms from time to time to reflect changes to our services, legal requirements, or for other operational reasons. We will notify registered users of material changes by email or by posting a prominent notice on the Platform at least 14 days before the changes take effect. Your continued use of the Platform after that date constitutes acceptance of the updated Terms.

The version of these Terms in force at the time of any dispute shall apply.
